Homeowners Fees at the Las Vegas Cay Club

I have been getting several calls per day from potential Cay Club buyers and everyone is wanting to know what the current HOA fees are for this community, so I thought I would post them to give everyone interested an idea of what to expect.
The fees are different for each different size unit. Small 1/1 $239/mth, large 1/1 $311/mth, 2/2 $405/mth and the 3/2 is $554/mth. Here is a link to see the Cay Club floor plans. There is quite a bit that is included in the fee, all utilities except electric (there is no gas) and Cox Cable and Cox high speed Internet. Since it is a condo the building insurance is included.
Also for all of you that are wondering the current status of the board, there was a new board made up of five owners elected in June of 2008, I know they are in the process of reworking the budget! I hope they get through it rather soon! THE FEES NEED TO COME DOWN!!!! Most buyers are passing on this complex because of the excessively high fees. If you are an owner and you are reading this, please do what ever you can to influence the board to address this fee as soon as possible! The sooner it is corrected the better it will be for all involved! I have a cash buyer that said to me just today, “If the fees don’t come down, I won’t buy!”

    Thanks for all the unseful info. The HOA fee is outrageous. Too risking to buy if it stays so high.

    The HOA fees are not the only scary thing about buying here although it is a major factor. The litigation and the fact that the place isn’t really licensed to operate as a hotel condo is what is keeping me, a cash buyer, from getting into these units.
